You can borrower against your home to get cash to buy the property, but otherwise no bank will lend on an overseas property because it has no way of securing its investment. You should probably also look into getting a loan in that country

For example, a condominium complex hires a property management company to have all the maintenance done, collect association dues, provide security, etc.

I own seven properties, and have friends that own 10+ properties. It’s my experience that the older and cheaper the property you buy, the harder it is to rent and manage. Everyone wants to rent a new place, and if you buy it new, it’s likely under warranty. Believe it or not, there is little price difference between new and used, and your life will be so much better if you buy new. The way I did it, was to buy enough properties so that the profit from rent paid my own mortgage. I think you’d like that better than sharing a duplex with a tenant! Here’s my favorite landlord site:

Assuming that you are aware of the tax and legal ramifications of what you’re doing, you could transfer the house into a trust. That way you don’t invoke the due on sale clause. Then you have the trust make the mortgage payments and place the trust under your entity.

It can be the unit owners that form the management company or it can be an outside management firm that takes care of the property maintenance for the property owner. A lot of large companies use management companies. For instance, BB&T Bank uses CBRE property management for their basic maintenance and to solicit quotes from contractors for more major items.

You should probably talk to an attorney and/or an accountant.

If you want the company to own the land, then the company should probably buy it.

You can’t just transfer a valuable asset from a person to a company without having the company pay for it or set up a payment plan. The accountants and the tax authorities won’t allow you to co-mingle and confuse the assets of the two bodies, they have to keep accurate and clear records.

Most likely their is a 1st or even 2nd lien on the property. Which means you would have to pay those off in order to get clear title.
